Frozen Pipes: A Liberty Lake Winter Guide

Frozen pipes are the Inland Northwest's signature winter loss. Liberty Lake sits in a cold-air corridor where January nights drop well below zero, and the pipes that freeze are predictable: crawlspaces, exterior walls, garages, and empty lake homes. Prevention is cheap. Cleanup is not.

Why pipes burst (it is not the freeze — it is the pressure)

Ice expands inside the pipe and blocks it; water trapped between the ice and a closed faucet has nowhere to go, so pressure climbs until the pipe splits — often away from the visible ice. That is why a 'thawed fine' pipe can still be burst, and why you should watch for leaks as things warm up, not just during the freeze.

The pipes that freeze first in Liberty Lake homes

Hose bibs and their interior lines, crawlspace supplies (especially near vents), pipes in exterior walls on the north side, garage lines and over-garage bathrooms, and any plumbing in second homes and cabins at Newman Lake and around Liberty Lake that sit unheated. Vacant homes are the highest risk of all.

Prevention routine that works

Disconnect hoses and shut off interior valves to hose bibs in October. Insulate crawlspace and garage lines; seal crawlspace vents' gaps (while keeping required ventilation in mind). Keep heat on in any home with water in the lines — 55°F minimum — and open cabinet doors on exterior walls during hard snaps. For second homes: shut off the main and drain, or install a monitored low-temperature alarm. On the coldest nights, a pencil-thin trickle from the farthest faucet relieves pressure.

Thawing safely

Warm the pipe gradually with a hair dryer, heat lamp kept at a safe distance, or warm towels — starting near the faucet and working back. Never use a torch or open flame. If you find a bulge, split, or leak, stop, close the main, and call: fully thawing a burst pipe restarts the flood at full pressure.

If it already burst

Shut off the main, protect contents, document, and get extraction and drying started — wall cavities and crawlspace insulation are already wet. See our burst pipe cleanup service page for what the cleanup involves.
